Booking Terms & Conditions

Deposit required is £150 on booking and balance 6 weeks prior to arrival.
£10 per night for fifth person using fold away bed.
Short breaks and late booking require to be paid in full at time of booking.
Booking of two weeks or more, please contact us for a quotation.
The number of people occupying the premises shall not exceed the number stated in the promotional material.
Should you accidentally damage or break something, please notify us to allow us to repair or replace the damage. Depending upon the item you may be asked to pay for the damage.
Lettings commence at 3.00 pm on the day of arrival, and end at 10.00 on the day of departure.
The person booking the property is responsible for ensuring that there is no nuisance or disturbance to other residents in the neighbourhood. In the event of such a difficulty the tenants would be asked to leave.
We are not liable for any temporary loss of supply of services (electricity, water) that is out with our control.
In the unlikely event that the house is unavailable for your holiday, (eg. fire, flood etc), we will refund all the monies paid by you. Our liability to you is limited to the total booking price.
You agree to leave the cottage in a clean and tidy condition.
Pets are not permitted.
This is a no-smoking property.
For stays of 3, 4, 5 or 6 nights, please contact us for a quote.

Cancellation.

We recommend that holiday cancellation insurance is taken out in case of sickness and you are unable to travel.

If you do have to cancel your booking due to sickness or illness we reserve the right to apply the following conditions:

Notice of cancellation prior to arrival:

60 days or more — £25
30-59 days — 50% of booking
Less than 30 days — 90% of booking

However, if we are able to re-let the property for the dates you have to cancel, no charges will be made.

If the balance of payment is not sent by the agreed date when booking, the booking shall then be treated as cancelled and every effort will be made to re-let the property.
